September 2011 Newsletter
Hello everyone,
Below is an update of new officers, committees, contacts, recent improvements and more. The new board is open to all suggestions. We’re neighbor helping neighbor to provide a safe, valuable and peaceful community.
Association Dues
Welcome all new residents! Please send your required $50.00 dues for all homeowners to P.O. Box 1202, Cornelius, NC 28031 and write your property address on your check. Thanks for your payments that have paid already.
Access lot keys can be obtained from our treasurer Holly Millsaps (704-996-9849) dues paid in full. (Please be respectful to our treasurer/s by calling ahead at appropriate times).
Our restrictions and bylaws on our web site www.bahiabay.org. Contact a board member, neighbor, or library for copy if you don’t own a computer. Our Cornelius library has computers to access the Internet free.
Boo Bash & Halloween Party
Our annual Boo Bash will be on Sunday, October 30, 2011 from 2:30pm to 4:30pm at the access lot. There’s a costume contest, games, prizes, hay rides, & more! Also, we will be having pizza, chips, drinks, cookies & more.
Limb & Trim clean up day – October 2011
We as neighbors can plan to help one another on Saturday, October 1. Please contact Bill Sahlman at 908-672-0486 if you’re interested in volunteering to cut branches and limbs around our neighborhood.
Street Lights
If a street light is out, you’re supposed to tie a yellow or ribbon around it, call the town of Cornelius, so they can spot it and repair.
Access Lot
We've tried out the port a jon in July as a try out the idea during the busy summer season. Please bring your comments and vote to next year's general meeting for deciding whether or not to repeat, or expand to summer months in 2012.
Projects in the Works:
Here is a Brief description of ongoing projects in our neighborhood.
Access Lot Boat Ramp: We have several quotes and will have opportunities, hopefully, in the future to work on the ramp as was discussed. It requires the lake level to drop down, which hasn't happened in several years. We are purposely planning to build up funds for this project. Be prepared to vote with dues paid & current.
Replacing poles/piles on the floating dock: These piles are beginning to show wear. We have quote costs to get for two and four poles/piles replaced and included rollers so they will last longer. The piles should be fine through the winter and possibly another year. They are being monitored. We will either call a special general meeting or hold for the next annual general meeting -- to VOTE on options.
We are also planning to create a separate fund (like we have for legal) for access lot projects or other projects like this and the ramp, to more clearly build-up and track monies each year toward these future needs. Be prepared to vote.
Sea Wall investigation: We have had some movement on pricing and advisement as to the condition of the seawall. At present we've been told we are in great shape. Also, we are looking into possible rider to our insurance, which could pay for damages to it in the future.
Rude & Unacceptable Behavior
There are specific instances of unacceptable behavior, including threats, locking the gate on certain people and preferential treatment of others, personal issues that result in vandalism.... With this in mind, we have updated the RULES this Association is putting forth for all this who in Bahia Bay. Our by-laws actually allow us to take access lot privileges away from those we feel have violated this code of conduct. As neighbors, we hope to build a better, safer common space where we can talk openly and are respectfully to one another.
PLEASE KEEP THE GATE CLOSED at the Access Lot in between using. This will help us keep our area private.
We would like to encourage everyone to band together on those who are using the access lot after hours and/or being loud and obnoxious. Please let people know if they are breaking our rules, that their neighbors who live closer are being affected, and give them a copy of the access lot rules from our website or call the police if they won't listen.
Access Lot Rules - Renters and new homeowners, please review or print out the access lot rules on renter’s page and web links at www.bahiabay.org website plus there’s a rules sign on a tree at the access lot with main points on it, as well. Please let family, friends, and guests know. Please be aware that there is or obscene behavior (no nudity) allowed at the access lot, swim area, pier, dock or other common areas. Thank you for caring about our neighborhood.
Access Lot parties or other events & rules - Parties or other events at the access lot involving 10 people or more are required to notify the social committee chairperson and/or reserve coordinator at least one week or more in advance to reserve by email - Reserve@bahiabay.org. View or print out the access lot rules at links, page, or renter’s page on www.bahiabay.org website.
Homeowners please be prepared to vote and discuss any access lot repairs, maintenance, projects, safety issues at the next general meeting/s plus any year going forward so there is no confusion. Item details will be in the next newsletter/s and on our website www.BahiaBay.org. (Be sure to have your dues paid in full)

Mike T for putting the Bahia Bay residents only sign up and Mike F for ordering. Mike T & Kat for replacing & repairing the steps at lakeside and putting the no parking signs back up on the posts.
Tom L for repairing the large metal picnic table.
Thanks everyone who helps with trash cans, filling doggy bags, emptying ash trays, storm clean up and general clean up all year long.

New Safety Sub - Committee is Forming
This new sub-committee will only make safety recommendations and safety observations to the Board. The Board will then agree or not to bring expenditures over $200 to the association for consideration. No monies above $200 will be spent without the association as a whole agreeing and vote.
